Rental Policy

Statement of Rental Policy

  1. We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws.
  2. Apartment availability policy. Apartments become available to rent when we receive written notification from a current resident as to intent to vacate. We update our list of available apartments as each apartment becomes available. An apartment that was unavailable in the morning may become available later that same day if written notification is received from a resident.
  3. Occupancy guidelines. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom. For example, a one-bedroom apartment could house two people, and a two bedroom apartment could house four people of a single family.
  4. Application process. We evaluate every apartment application in the following manner. You must submit a rental application and answer all questions on the form. There is a $50.00 non-refundable application fee per person, for any & all individuals (over the age of 18) that will be living on the property.  We will determine whether, from your responses to the application questions, you qualify for the apartment for which you are applying. If you do not, we will reject your application. If you do, we will check your credit report, criminal history, employment and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. This process takes 24 hours. We will rent available apartments to applicants in the order that their applications are approved.
  5. Rental criteria. To qualify for an apartment, you must meet the following criteria:
    1. Income. Your gross monthly income must be at least three (3) times the monthly rent. We will need copies of your two (2) most recent pay stubs to verify income (one months worth). You must be employed in the local area for 3 months or more with the same employer or transferring in with your current employer. If you are self-employed or unemployed, you must provide proof of a source of income – i.e. income tax returns; bank statements will not suffice. Co-signers will not be accepted. Each applicant must qualify & be approved by their own merits.
    2. Rental history. You must have satisfactory rental references. If you have ever been convicted or sued for any lease Violation, we will reject your application.
    3. Credit history. Your credit report must currently be satisfactory. If your credit history shows any unpaid debts, we will reject your application. A FICO score of 600 or higher will be approved with a standard damage deposit. A FICO score between 500-600 may be approved, conditionally, with a 2x (the standard/current) damage deposit. A FICO score below 500 will be rejected.
    4. Criminal history. If you have ever been convicted of a felony, we will reject your application.
    5. Age requirements. You must be at least 18 years of age or older.
