  1. We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws. Jaymar Apartments is proud to be a member of the National (NAA), Florida (FAA), & Northwest Florida (NWFAA) Apartment Associations.

  2. Apartment availability policy. Apartments become available to rent when we receive written notification from a current resident of their intent to vacate. We update our list of available apartments as each apartment becomes available. An apartment that was unavailable in the morning may become available later that same day if written notification is received from a resident. As all residents start with a 12 month lease term, which automatically continues on a month to month basis upon expiration, we are typically able to state apartment availability for no more than 30 days in advance.

  3. Occupancy guidelines. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom. For example, a one-bedroom apartment has a maximum of 2 occupants, and a two bedroom apartment has a maximum of 4 occupants.

  4. Application process. We evaluate every apartment application in the following manner. You must submit a rental application and answer all questions on the form. There is a $50.00 non-refundable application fee per person, for any & all individuals (over the age of 18) that will be living on the property.  We will determine whether, from your responses to the application questions, you qualify for the apartment for which you are applying. If you do not, we will reject your application. If you do, we will check your credit report, criminal history, employment and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. Status of your rental application (i.e. approved, denied, incomplete - more information need) will be advised within 1 business day (Monday - Friday; not including Saturday, Sunday or legal holidays). We will rent available apartments to applicants in the order that their applications are approved. Available apartments rent on a "first come, first serve" basis.

  5. Rental criteria.To qualify for an apartment, you must meet the following criteria:
  6. Income. Your gross monthly income must be at least 3x the monthly rent. Applicants with a gross monthly income of 2.5x the monthly rental rate may be conditionally approved with a doubled damage deposit. We will need copies of your 2 most recent pay stubs to verify income (one months' worth). You must be employed in the local area for 3 months or more with the same employer or transferring into the local area with your current employer of at least 3 months. If you are self-employed or unemployed, you must provide proof of a source of income – i.e. most recent 2 years of income tax returns; bank statements will not suffice. Co-signers will not be accepted. All applicants/residents must meet the rental application criteria.
  7. Credit history. Your credit report must currently be satisfactory. A FICO score of 600+ will be approved with a standard damage deposit. Applicants with a FICO score between 500 - 600 may be conditionally approved with a doubled damage deposit. A FICO score below 500 will be rejected. An application with a credit score of "N/A" or no credit report on file may be conditionally approved with a doubled damage deposit. 
  8. Criminal history. If you have been convicted of a felony within the last 7 years for an act involving a crime against person(s), property or society, we will reject your application.
  9. Rental history. If you have a completed eviction filed against you within the last 7 years, we will reject your application. Rental references must be satisfactory.
  10. Age requirements. You must be at least 18 years of age or older.
  11. Pet Policy. Jaymar Apartments has a strict "no pet" policy, visiting or otherwise. Service & emotional support animals are allowed, pending verification of a written letter or prescription as well as current, up-to-date immunization records.



Application Process


1) Please visit our personal website at www.JaymarApartments.com.

2) Check availability by selecting the "Openings" tab from the menu. Any available apartments are posted to this page, which is updated automatically as new units become available. When available, each listing includes a detailed written description, pictures, along with a virtual tour of the exact unit available. We do not keep a model unit, nor edit our pictures with digital photography tools i.e. PhotoShop.

3) Select desired apartment from available listings. (All residents start with a 12 month lease term, which automatically continues on a month to month basis upon expiration. That being said, we are unable to definitively state or predict what will be available in the future. In most cases, availability is known 30 days in advance. We do not maintain a "waiting list" & available apartments rent on a "first come, first serve" basis.) In-person tours are available by appointment. Tours can be scheduled through the website (calendar icon in the top right of the unit listing on the "Openings" page) or by calling the office.

4) Upon selecting your desired apartment, please follow the directions on the unit listing page to submit your rental application, along with application fee & necessary documents, i.e. photo ID, proof of income & employment, etc. After you have submitted your rental application, we will review, process & perform the necessary checks (background, credit, employment, references, etc). We strongly recommend reviewing our Statement of Rental Policy, before submitting your rental application. Our Rental Policy is included with this flyer, as well as published to our website (under the "Rental Policy" tab).

5) Application status, i.e. approval or denial, will be advised within 1 business day of submission.

6) Lease documents will then be signed (either electronically or in-person). Payment of the damage deposit, in full, is due at time of lease signing. As a courtesy, we allow any currently move-in ready apartment to be placed on hold for a maximum of 7 days, before the effective start date of the lease term. At the time of move-in, the rent balance (either in full or pro-rated, depending on day of the month) will be due. Utilities (total electric through FL Power & Light & water, sewer, trash through the City of FWB) & Renters' Insurance must also be activated in the new residents' name as of the lease start date.
