Statement of Rental Policy
Application Process
1) Please visit our personal website at www.JaymarApartments.com.
2) Check availability by selecting the "Openings" tab from the menu. Any available apartments are posted to this page, which is updated automatically as new units become available. When available, each listing includes a detailed written description, pictures, along with a virtual tour of the exact unit available. We do not keep a model unit, nor edit our pictures with digital photography tools i.e. PhotoShop.
3) Select desired apartment from available listings. (All residents start with a 12 month lease term, which automatically continues on a month to month basis upon expiration. That being said, we are unable to definitively state or predict what will be available in the future. In most cases, availability is known 30 days in advance. We do not maintain a "waiting list" & available apartments rent on a "first come, first serve" basis.) In-person tours are available by appointment. Tours can be scheduled through the website (calendar icon in the top right of the unit listing on the "Openings" page) or by calling the office.
4) Upon selecting your desired apartment, please follow the directions on the unit listing page to submit your rental application, along with application fee & necessary documents, i.e. photo ID, proof of income & employment, etc. After you have submitted your rental application, we will review, process & perform the necessary checks (background, credit, employment, references, etc). We strongly recommend reviewing our Statement of Rental Policy, before submitting your rental application. Our Rental Policy is included with this flyer, as well as published to our website (under the "Rental Policy" tab).
5) Application status, i.e. approval or denial, will be advised within 1 business day of submission.
6) Lease documents will then be signed (either electronically or in-person). Payment of the damage deposit, in full, is due at time of lease signing. As a courtesy, we allow any currently move-in ready apartment to be placed on hold for a maximum of 7 days, before the effective start date of the lease term. At the time of move-in, the rent balance (either in full or pro-rated, depending on day of the month) will be due. Utilities (total electric through FL Power & Light & water, sewer, trash through the City of FWB) & Renters' Insurance must also be activated in the new residents' name as of the lease start date.
